Buyer Walkthrough
The Buyer Walkthrough is one of the defining parts of the Inspections Over Coffee experience. Rather than ending the inspection with a lengthy report and technical terminology, we invite buyers to walk through the home with the inspector for a relaxed, educational conversation.
Why We Do It
Buying a home can be overwhelming. Inspection reports often contain dozens of observations, many of which sound more alarming than they actually are when read without context.
The walkthrough gives buyers the opportunity to ask questions, see important systems in person, and better understand how the home works before moving in.
Over Coffee
The name Inspections Over Coffee reflects our philosophy of communication.
We believe the inspection should feel like sitting down with a knowledgeable friend over a cup of coffee—not attending a lecture or being talked down to by the "smartest person in the room."
To reinforce that experience, inspectors often provide a complimentary cold coffee during the walkthrough, creating a relaxed environment where buyers feel comfortable asking questions and learning about their new home.
What Buyers Learn
- How the home's major systems operate.
- Which findings deserve immediate attention.
- Which items are routine maintenance.
- How to care for the property over time.
- Where important shutoffs and controls are located.
- General maintenance tips for new homeowners.
- Answers to questions about the inspection report.
Education, Not Intimidation
Our inspectors avoid unnecessary jargon, contractor slang, and code lectures. The purpose of the walkthrough is not to demonstrate how much the inspector knows—it's to help buyers understand their home.
We believe a confident homeowner is one who understands the property, not one who leaves with a long list of unanswered questions.
A Better Home Buying Experience
The Buyer Walkthrough transforms the inspection from a checklist of defects into a practical orientation for homeownership.
When buyers leave feeling informed, comfortable, and confident, everyone benefits—including the buyer, the seller, and the real estate professionals involved in the transaction.
