FDD Item 19 Explained

Item 19 is one of the most important sections of any Franchise Disclosure Document.

It's also one of the most misunderstood.

This is the section where a franchisor may choose to provide a Financial Performance Representation.

Plain English?

It's where a franchise may disclose certain information about sales, revenue, profits, income, cash flow, or other financial performance.

Some franchisors provide an Item 19.

Some do not.

Inspections Over Coffee does not provide a Financial Performance Representation in Item 19 of our Franchise Disclosure Document.

Over Coffee...

We know people want a number.

How much will I make? How fast will I break even? What does the average owner earn?

Those are fair questions.

But we would rather give you an honest explanation than a number that makes you feel good for ten minutes and creates unrealistic expectations for the next ten years.

What Item 19 Says

Our Franchise Disclosure Document states that we do not furnish or authorize anyone to furnish oral or written information concerning actual, average, projected, forecasted, or estimated sales, revenue, income, profits, earnings, cash flow, return on investment, or financial performance of an Inspections Over Coffee franchise.

It also states that we do not make a Financial Performance Representation as defined by the Federal Trade Commission's Franchise Rule.

In plain English: we do not promise, project, estimate, or represent what you will earn as an Inspections Over Coffee franchise owner.

Why We Don't Make Financial Performance Claims

Because too many variables are outside anyone's control.

A home inspection business is not a vending machine.

You don't insert a franchise fee, push a button, and receive a predictable amount of income.

It cannot guarantee reviews.

It cannot guarantee profit.

Anyone who has actually built businesses knows that.

Final Thoughts

Item 19 is important because it forces a simple question:

Is the franchisor making a financial performance claim or not?

For Inspections Over Coffee, the answer is no.

That may not be as exciting as a big income claim.
