Commercial Property Inspections in Tampa

Buying, leasing, or evaluating a commercial property in Tampa?

Commercial buildings can be expensive to own, expensive to repair, and even more expensive to misunderstand.

Our job is to help you understand the property before you inherit problems you did not know about.

What We Inspect

Commercial inspections may include offices, retail spaces, warehouses, mixed-use buildings, small multifamily properties, restaurants, light industrial spaces, and investment properties.

The inspection scope depends on the property type, building size, access, client needs, and systems present.

Common Things We Look For

Commercial Buildings Need Plain English Too

A commercial inspection should not read like a mystery novel written by a contractor having a bad day.

We explain what we see, why it matters, what may need further evaluation, and which items may affect ownership, repair planning, maintenance, insurance, or negotiations.

The goal is not to scare you.

The goal is to help you make a smarter business decision.

Do You Offer Re-Inspections?

Yes, but here is the practical answer.

If we have to drive back to the property, there may be a re-inspection fee.

If the repair work can be documented with clear photos, videos, invoices, or contractor notes, clients can submit that information to us and we can update the report at no charge when appropriate.

That saves time, saves money, and avoids making everyone schedule another site visit when the documentation already answers the question.

Can You Access the Property Without Me There?

In many cases, yes.

Access depends on the property, listing arrangement, tenant situation, security requirements, and lockbox access.

When available, Supra or real estate lockbox access may allow us to enter the property without the buyer, agent, or owner being physically present.

That said, commercial properties can be more complicated than houses. Some areas may require keys, codes, tenant coordination, roof access, mechanical room access, ladder access, or permission from building management.

The more access we have, the better the inspection.
