Snapshot Section

One of the most valuable parts of an Inspections Over Coffee inspection report is the Snapshot Section. Rather than focusing only on defects, the Snapshot documents the observed condition of major systems and components on the day of the inspection.

Why We Created the Snapshot Section

Traditional inspection reports often become nothing more than a list of problems. Buyers are left wondering, "What was actually working?"

Our Snapshot Section answers that question by documenting the condition of important systems that were operating as intended at the time of the inspection.

What the Snapshot May Include

Documenting the Home's Condition

The Snapshot creates a record of the home's observable condition on the day of the inspection. While no inspection can predict future performance, documenting systems that were functioning properly provides valuable context for buyers after they move into the home.

A More Balanced Report

Every home has maintenance items and defects. It also has systems that are performing properly.

We believe an inspection report should present both sides of that story so buyers leave with a complete understanding of the property—not just a list of concerns.
