What a Home Inspection Does Not Cover
A professional home inspection provides valuable information about the visible and accessible condition of a home on the day of the inspection. Like every professional service, however, it has practical limitations.
A Visual Inspection
A home inspection is a non-invasive, visual evaluation. Inspectors do not dismantle the home, damage finishes, or perform destructive testing to discover hidden conditions.
Items That May Be Outside the Scope
- Hidden conditions inside walls, ceilings, or floors.
- Underground plumbing or sewer lines (unless a sewer scope is performed).
- Future performance or remaining life expectancy of systems.
- Cosmetic imperfections.
- Environmental hazards requiring specialized testing.
- Code compliance for every building component.
- Property boundary or survey issues.
- Concealed structural conditions.
- Areas blocked by stored belongings or inaccessible construction.
An Inspection Is Not a Warranty
A home inspection reflects the condition of the property at the time of the inspection. It cannot predict future failures or guarantee that systems will continue operating after closing.
Like any mechanical equipment, components can fail unexpectedly after the inspection has been completed.
Specialized Services Are Available
When additional information is desired, specialized inspection services may be recommended, including radon testing, mold inspections, sewer scope inspections, termite inspections, pool inspections, commercial inspections, and insurance inspections.
These services complement the home inspection by evaluating conditions beyond the scope of a standard visual inspection.
