It didn't start that way.

It started with one inspector trying to figure things out the hard way.

My name is Curtis Kloc, and over the past twenty years I've built home inspection companies in Florida, Colorado, and Arizona. I've sold businesses. Started over from scratch. Made plenty of mistakes. Changed my mind more than once. And slowly turned those lessons into the operating system that eventually became Inspections Over Coffee.

This page isn't here to impress you. It's here to document where our systems actually came from.

Over Coffee...

People sometimes ask where our training came from. Or our reports. Or our marketing. Or our customer experience. None of it came from a consultant. It came from twenty years of building real inspection companies, serving real clients, making real mistakes, and asking one simple question over and over again: "How can we do this better?"

The Timeline

United States Navy

Before home inspections, I served in the United States Navy's Nuclear Power Program as an Engineering Laboratory Technician. That experience taught me something I've carried into every business I've built. Details matter. Systems matter. Consistency matters.

Florida — The First Company

My first home inspection company was built in the Orlando market. Like most first businesses, I learned almost everything the hard way. Pricing. Marketing. Customer service. Hiring. Technology. Sales. Relationships. I made mistakes in every category imaginable.

Eventually the company grew to approximately $250,000 in annual revenue before I sold it. Looking back, I think the most valuable thing I sold wasn't the business. It was the education I got building it.

Colorado — Build It Better

Next came Denver.

I co-founded HERO Inspections & Environmental with a business partner. This time I wasn't starting with guesses. I was starting with experience.

The reports improved. The systems improved. The marketing improved. The customer experience improved. The business development process became repeatable.

Eventually I sold my ownership. One of the things I'm most proud of is what happened next. The company kept growing. The operating system stayed in place. The culture remained. Today, under different ownership, that business produces well over one million dollars annually using many of the same systems developed during those early years.

Arizona — Starting Over During COVID

Then life changed again. I moved to Arizona.

Unfortunately... so did the world.

COVID shut down Realtor offices. Networking disappeared. Coffee meetings stopped. Nobody knew what was coming next.

Since franchising wasn't practical during that period, I did what I already knew how to do. I started another inspection company.

Same operating system. Same inspection philosophy. Same customer experience. Same reports. Same marketing. Different city. Different market. Different challenges.

Year One: $175,000

Year Two: $330,000 annualized

Before completing the second year, I sold the business to Mike Nelson, who continues operating and growing the company today.

The Name Changed

Originally, our inspection companies operated under the HERO Inspections & Environmental name.

As we expanded into franchising, it became clear that HERO was too common from a trademark and branding perspective.

So we changed the name.

We did not change the operating system.

The inspection philosophy remained. The reporting remained. The customer experience remained. The training remained. The technology remained. The relationship-building systems remained.

The logo changed. The mission didn't.

What Changed Every Time?

The first company taught me how to inspect.

The second taught me how to build systems.

The third proved those systems worked in an entirely different market during one of the most difficult periods the real estate industry has experienced.

By the time Inspections Over Coffee was created, we weren't starting with ideas anymore. We were documenting experience.

We Didn't Build A Franchise First

We built inspection companies first.

That's an important distinction.

Every inspection report... Every phone script... Every coffee meeting... Every website... Every flyer... Every training document... Every customer walkthrough... Every follow-up email... Every process inside our operating system was first tested inside a real inspection company serving real clients.

Only after those systems consistently worked did we begin teaching them to others.

We Made The Mistakes So Hopefully You Don't Have To

If there's one sentence that explains our franchise, it's probably this one.

I've already spent twenty years making expensive mistakes.

I'd rather you learn from mine than repeat them yourself.
